A different purchase conversation for a listing that needs a fresh approach.
Have a listing that has stalled, an expired listing client, or a seller open to discussing flexible terms? Talk directly with RDestiny about whether we could be the buyer. We start with the property and your client’s goals, then explain how a potential purchase could work.
Call first. Have the listing link or MLS number ready so we can have a useful conversation.
Start with a seller who is open to a conversation.
A listing that is not moving
The home has spent longer on the market than expected, and your client wants to explore another way forward.
Timing or payment flexibility
The seller’s priorities may allow a discussion beyond an immediate conventional closing. We review the details before proposing terms.
A clear decision-maker
You can help clarify the seller’s goals, current representation, and who needs to review and approve any proposal.
We consider each property individually. A conversation does not guarantee an offer, and flexible terms will not suit every seller or listing.
Know what you are bringing to your client.
Direct purchase
We discuss a purchase based on the property’s condition, price, timing, and the closing terms the parties can agree on.
Seller financing
Where appropriate, the seller may receive payments over time under an agreed financing arrangement. Price, payment schedule, security, and payoff terms need careful review.
Lease-purchase
Occupancy and a future purchase are addressed in written terms. We explain the parties, responsibilities, timing, and proposed path to purchase before asking anyone to commit.
We will walk you through the specific structure we are considering, including whether occupancy or a future buyer is part of it. Your client should review the actual documents with the appropriate professionals.
A clear process, with you in the conversation.
1. Call with the listing
Share the property address or MLS link, asking price, condition, days on market, and your seller’s priorities. Tell us about your representation.
2. Review the fit together
We discuss the numbers, timing, potential structure, and questions that need to be answered. If there is a fit, we arrange the next review or property visit.
3. Review a written proposal
You and your client review the proposed terms, contingencies, responsibilities, and closing steps before deciding whether to proceed.
Representation and compensation belong in the first conversation.
We coordinate through the appropriate agent when a seller is represented. Discuss your brokerage’s requirements and any proposed compensation arrangement with us early; any agreement needs to be clearly documented. We do not promise a commission or a closing before the terms are agreed.
Have a property in mind? Call us.
Bring the listing link, the seller’s preferred timeline, and the questions you want answered. We can talk through the process without asking you to pitch the entire structure by text.
Please do not send loan statements, account numbers, or private seller documents with an initial inquiry.
